Roofs stall listings. An inspection report says the shingles look tired, the buyer gets nervous, and everyone starts arguing about whether the only fix is a full replacement. You are trying to close a deal, not become a roofing expert.
There is a third conversation available when the shingles are aging but still sound: a tune-up plus GoNano restoration, if the roof qualifies. If it does not qualify, the honest answer is repair or replacement. The NuRoof Guys will say which one it is.
Why the roof becomes the fight
You already know the script:
- The roof is old or looks worn
- The inspector writes “end of life”
- The buyer’s side wants a concession
- The seller does not want a tear-off in the middle of a contract
- The closing date is not moving
Ignoring the note and hoping it blows over is not a plan. Ordering a replacement before anyone checks whether the shingles can still be saved is not automatically the plan either.
What we can do on a listing
On a roof that still qualifies, restoration is a GoNano treatment designed to penetrate beneath the surface of the shingle. It is not paint, and it is not a coating. We repair what needs repair first. Leaks are repairs. Restoration does not fix a leak by itself.
What you can expect from us:
- A free inspection, with photos
- Plain-language options: repair, restore, or replace
- Written findings a seller and a buyer can both read
- Warranty up to 15 years on qualified roofs, spelled out in the proposal
Not every roof qualifies, and inspectors, buyers, and insurers make their own decisions.
