Roof Repair, Restoration and Replacement in Logan, Utah
Cache Valley winters are colder and longer than the rest of the Wasatch Front. Logan is also a city of renters. Both shape a roof decision. This is a service area, not an office.
A renter-majority city with an older core
Census data for 2020–2024 show that about 63% of Logan’s occupied homes are renter-occupied, the highest share of any city in our service-area set, and that only about 37% are owner-occupied. The median Logan home was built in 1984. By our arithmetic from the same table, about 45% of homes predate 1980, about 20% predate 1960 and about 10% were built before 1940. Logan is the home of Utah State University.
With many roofs owned by landlords and an older core, documented condition matters. A free inspection gives an owner or property manager a written picture of the roof before deciding between repair, restoration and replacement; see how to tell if your roof is a rejuvenation candidate.
Cache Valley is colder
NOAA’s 1991–2020 normals show two different Logan stations. Logan Radio KVNU (about 4,475 feet) averages about 16.6 inches of precipitation and 44 inches of snow a year, with lows at or below 32°F on about 166 days. Logan at Utah State University (about 4,790 feet, on the bench) averages about 19.0 inches of precipitation and 61.5 inches of snow, with about 136 freezing days. Both see about 32–35 days a year at 90°F or more. That is a lot of freeze-thaw cycling, and snow depth that varies a lot by elevation inside one city. Our post on ice dams and freeze-thaw on Northern Utah roofs covers what that does to shingles.
What Logan City requires
Logan City’s design requirements (effective July 2023) list a 43 psf ground snow load with the note that all snow loads are calculated based on elevation and should be confirmed on Utah State University’s map, a frost depth of 30 inches for residential construction (36 for commercial), a 104 mph Exposure C wind speed, seismic zone D1, and ice-barrier underlayment as required. On a replacement quote in Logan, look for the ice barrier.
