Roof Repair, Restoration and Replacement in Roy, Utah
Roy is compact, dense and mostly owner-occupied. Its homes are mid-aged, which is exactly when roof decisions get interesting.
A compact city of owner-occupied homes
Census QuickFacts counts about 38,800 people in Roy (July 2025 estimate) in just 8.14 square miles of land, roughly 4,800 people per square mile in 2020. About 84% of Roy homes are owner-occupied (2020–2024). When most roofs belong to the people living under them, the roof decision is a household decision: how long to stay, what to spend, and whether to repair, restore or replace.
Mid-1980s homes: ask what is actually up there
The median Roy home was built in 1986, and by our arithmetic from Census table B25034 about 24% of units predate 1980 while about 22% were built since 2000. For a home from the mid-1980s, the useful questions are whether the roof on it today is the original or a replacement, and whether new shingles were layered over old ones. A free inspection from The NuRoof Guys answers both, and tells you whether what is there is a repair job, a candidate for GoNano restoration, or ready to replace. Our post on how to choose asphalt shingles in Utah covers the replacement side, and how to tell if your roof is a rejuvenation candidate covers restoration.
Roy publishes different numbers than its neighbors
Roy City’s design criteria list a ground snow load of 40 psf, a design wind speed of 120 mph (exposure B or C), and a 30-inch frost depth. Neighboring Ogden lists 43–50 psf, and Clearfield lists 43 psf. The differences are a reminder that snow load depends on elevation and exposure, and that “Utah snow load” is not one number. You can look up a specific address on Utah State University’s ground snow load map.
The nearest long-term NOAA station, Ogden-Hinckley Airport, records about 16.4 inches of precipitation a year (1991–2020 normals), lows at or below 32°F on about 121 days, and 90°F-plus highs on about 49 days. That is a drier, sunnier profile than some Ogden-area stations only a few miles away; see our Weber County page for how much those stations differ.
